Build on your lot
Survey before design. We place the home for views, sun, privacy, and setbacks. We prepare a complete ARB package and explain each beyond-code upgrade in simple terms so you know what you are getting.

Process snapshot
Week 1 is a preconstruction meeting and clearing the lot. Then footings, foundation, framing, mechanical rough-ins, drywall, trim and tile, cabinets, landscaping, and a final handover celebration.
Timelines, approvals, and lead times
Design 3 to 6 months. ARB and permits 2 months. Construction 12 to 24 months depending on size. Punch list a couple of weeks. Summer storms, humidity and curing, and inspection lead times can affect pace. The most common schedule slips come from late decisions and mid-process changes, so we lock key selections early.
Money, Allowances and Pricing clarity
We prepare a detailed estimate before the contract based on similar homes we recently built. Once we start, our accountant sends weekly financial updates.
- Allowances in plain words: We set line items for windows and doors, appliances, cabinets, counters, plumbing, and lighting using high-end standards as the starting point. For example, if your kitchen needs a pro range and paneled fridge, we show those as line items so you see how choices affect balance in real time.
- Change orders: When you request a change during construction, our construction manager will write it up and explain the cost and schedule impact before you approve.
Structure, Systems and Long-term Care
Structural engineering plans on every home. Certified lighting experts for a clean, useful lighting plan. All basements are conditioned space. We plan orientation and glazing for comfort and protection from harsh sun.
Site etiquette and neighbor care
Defined delivery windows, planned parking, regular cleanup, safety fencing and signage. We keep the site clean and respectful.
Warranty and aftercare
One year workmanship and materials warranty from Southern Luxury Homes, optional third party 10-year structural warranty at owner expense, one year check in after punch list completion. Workmanship is our coverage, manufacturer items follow their product warranties, and we help coordinate claims.
